Application Process?
To apply, complete the downloadable application on our website and email it with a photo ID, proof of income (last 2 months), and the $35 application fee — no additional payments are required until approval. Once approved, you may pay half or the full security deposit to hold the unit, and qualified applicants must earn at least 2.5× the rent, sign a 12-month lease, and have no recent evictions, felonies, or bankruptcies (no credit check required).
Security Deposits
To reserve a unit, approved applicants must pay at least half of the security deposit as a pre-lease deposit, with the remaining balance due by move-in or within 30 days of the first payment. If the applicant does not sign the lease, the deposit is non-refundable; once the lease is executed, the deposit is applied toward the security deposit, which is refundable at the end of the lease according to the lease terms and applicable law.
Animal Policy
We allow dogs and cats with a non-refundable animal deposit of $250 for dogs and $150 for cats, with no breed restrictions and no monthly animal rent; all other animals must be approved by management and may require additional fees. Current rabies vaccination records are required, and applicants with an ESA or PSA must provide a valid letter in accordance with applicable laws.
Maintenance Requests
We have dedicated handymen available Monday from 9:00 AM–5:00 PM and Saturday from 9:00 AM–4:00 PM. Tenants can submit maintenance requests through our online RentCafe portal by clicking the “RentCafe Maintenance Request” button on the Contact Us page, and for after-hour emergencies, a property manager can be reached at (713) 298-2179.
Rent & Payments
Rent is due on the 1st of each month and considered late after the 5th, with an initial $50 late fee plus $10 per day from the 1st (totaling $90 on the 5th). Tenants can conveniently make payments through our RentCafe online portal or app.
How long does the approval process take?
Approval typically takes 2–3 days, but it can be as quick as 1 day or take up to a week depending on how quickly your current landlords and employers submit verifications.
Can I have a co-signer or guarantor?
Yes, a co-signer is allowed, and they must complete the same application process as the primary applicant.
Is there a minimum or maximum lease term?
All leases have a minimum term of 12 months, and longer leases require management approval. For month-to-month properties, the lease automatically renews each month until the tenant provides a 30-day notice to vacate.
Can I renew my lease early or extend month-to-month?
For standard 12-month leases, tenants must provide a 60-day notice if they plan to move out at the end of their lease. We send a courtesy reminder before the lease ends, and tenants may choose to do a month-to-month option or give their 60 day notice, a month-to-month option would potentially be assigned with a rent adjustment.
Do you require renters insurance?
Renters insurance is not required, but we highly recommend it to protect your belongings and reduce risk.
