Approval typically takes 2–3 days, but it can be as quick as 1 day or take up to a week depending on how quickly your current landlords and employers submit verifications.
All leases have a minimum term of 12 months, and longer leases require management approval. For month-to-month properties, the lease automatically renews each month until the tenant provides a 30-day notice to vacate.
For standard 12-month leases, tenants must provide a 60-day notice if they plan to move out at the end of their lease. We send a courtesy reminder before the lease ends, and tenants may choose to do a month-to-month option or give their 60 day notice, a month-to-month option would potentially be assigned with a rent adjustment.
Renters insurance is not required, but we highly recommend it to protect your belongings and reduce risk.
Yes, Airbnb and other short-term rentals are permitted as long as the applicant qualifies under our standard screening process, earns at least 2.5 times the monthly rent, and provides a security deposit equal to two months’ rent. Proof that the city registration process has been initiated must be submitted within one week of lease signing, and the unit cannot be listed or occupied by guests until the registration is fully completed and approved by our management team.
Yes, we welcome applicants who receive financial assistance from housing programs, nonprofit organizations, churches, or other support agencies. All applicants must still complete our standard approval process and meet our rental requirements.
Keys are available on your selected move-in date. They will be placed in a lockbox at the property, and if your move-in falls on a weekend, the leasing agent will provide you with the access code to retrieve your keys.
A 60-day written notice is required prior to move-out. All keys must be returned to our office, and within a few days of your move-out, management will complete a unit inspection to determine your security deposit refund. Refunds are issued by check only and may be picked up at our office or mailed; mailed checks are sent out on the 15th of each month.
All residents receive a Move-In Inspection form to document any existing conditions to ensure they are not charged for those items at move-out.
If you are applying as an Occupant (18+ only), you must download and complete the Occupant Form and pay the $35 fee, but you are not required to complete a full application. If you are applying as a Tenant (18+ only), you must complete the full application, submit a photo ID and proof of income, and pay the $35 application fee.
You may complete the entire process either online or in person, for the on-line process all required documents—including the Application, Occupant Form, and Occupant vs. Tenant Requirements—are available on our website for easy access. Fees may be paid online via Zelle, showings can be conducted virtually, and lease documents may be signed digitally for your convenience.
